Step 1

Key collection & initial inspection

Our lettings team collects the keys from vendor/sales agent and visits the property for initial inspection.

Step 2

Prepare your property for tenancy

An onboarding email will be sent to landlords with guidance on how to change utilities/council tax into their names, and sending us a copy of the property’s EPC, Gas Certificates and EIRC if available on hand.

Step 3

Property refurb and makeover

If refurbs/touch-up works need to be done, we will pass the keys to our dedicated contractors to visit the property. They will provide a quotation and timescale of the job. Once quotation is received, we will pass this on to landlords for confirmation and payment. Refurb begins.

(Depending on the works required, EICR and Gas certificates may sometimes incur extra costs to meet legal requirements, landlords will be kept well informed.)

Step 4

Property marketing

An advertising board (to let sign) will be put up at the property so any potential tenants in the area will be aware of the property being available soon.

Once refurb works are complete, our marketing team will visit the property to take photographs and videos ready for marketing.

Step 5

Tenant find / Accompanied viewings

Vetting any potential tenant is important. Potential tenants who wish to view the property will complete an initial in-house application form before a viewing is to be arranged. Landlords will be kept well-informed of any viewings carried out.

Step 6

Tenant application

As soon as a tenant decides to go ahead with the property after successful viewing, we will send you full details and any special conditions to help you decide whether or not to accept the application.

Step 7

Accept an offer

Once you accept an offer, we will
– collect a holding deposit to reserve the property
– carry out an ID/right to rent check and collect references

Carrying out ID, right-to-rent checks and referencing usually takes 1-2 weeks

Step 8

Successful applicant

Upon passing reference checks, we will try to move the tenant into the property as soon as possible to minimise void periods.*

Once the tenancy start date is agreed, we will draw up and arrange signing of the Tenancy Agreement between the landlord and tenant. (EPI will sign on behalf of overseas landlords).

The tenant will pay the remaining deposit and first month’s rent.

*It is sometimes beyond our control if the tenant is required to vacate their current property at a set time or would like to arrange specific move-in day.

Step 9

Completion

Keys will be released to the inventory clerk who will meet the tenant on move-in day to carry out check-in and inventory (a copy of the report will be sent to the landlord). The keys will then be passed to the tenant.
