The smoke and carbon monoxide Alarm (amendment) Regulations 2022 stat all rented properties must have a carbon monoxide alarm in all rooms, that contains any type of fixed combustion appliances. Including Gas boilers, previously only applied to solid fuel appliances such as wood burners. However, they have not been extended to gas cookers.
A smoke alarm must be fitted on every floor of your rented property where there is a room used wholly or partly as living accommodation. (Cellar level as well)
From 1st October if a tenant or representative reports the alarms not working, it must be replaced or repaired as soon as possible.
The Regulations only oblige landlords to check that alarms are working on the first day of the tenancy, however we suggest they are checked before a tenancy commences to avoid any impact.
We also recommend that they are checked on inspections regularly.
